East Mains is the closest of West Lothian's business locations to the city of Edinburgh. Located to the east of Broxburn, approximately a mile west of the Newbridge Interchange - the junction of Scotland's two main motorways - it is very accessible from Glasgow, Perth and Stirling, as well as the capital. Edinburgh International airport lies 4 miles to the east, while Edinburgh City Centre is 5 miles further east.
East Mains is a large, well-established, general needs industrial estate, comprising a range of industrial and office uses falling within planning Use Classes 4, 5 and 6. Its location has made it very attractive to a wide variety of businesses expanding out of Edinburgh. Few development opportunities remain.
