With population of 55,000 - almost a third of West Lothian's total - Livingston has the variety of business locations you would expect from Scotland's eighth largest town. Livingston is readily accessible from the M8 motorway, junctions 3 and 3a, with two railway stations providing services to Edinburgh and Glasgow. Edinburgh airport is about 15 minutes drive from junction 3.

Kirkton Campus, to the west and within walking distance of the town centre, was originally established as West Lothian's Science and Technology Park. With the Alba Campus - a 96 acre, southwestern extension to Kirkton - it remains a focus for technology based businesses. Kirkton and Alba house a wide mix of office, R&D and light industrial uses in a high quality environment.
The Alba Campus is the home of the Alba Innovation Centre - a site of excellence in new technologies - and has seen recent developments by Quintiles and Glenmorangie. Development opportunities in Kirkton and Alba are available from both private and public sector landowners.
Eliburn Campus lies to the north of Kirkton and is seen as the logical extension to Kirkton Campus. As well as offering the greatest concentration of opportunities in West Lothian for large scale business development, Eliburn has been chosen by Gladman for their first mixed office and industrial development in West Lothian. Like Kirkton and Alba, storage and distribution is excluded from Eliburn Campus. Development sites are available from Scottish Enterprise.
Livingston town centre is a focus for office development. The Almondvale Business Park offers high specification, self contained office space close to the town centre. Buildings are typically 3000 to 5000 sq.m. Also in the town centre, at the west end of the Boulevard, is the Hub, where a hotel and restaurant will be complemented by up to 10,000 sq.m of new office space.
The smaller end of the market complements these prestigious developments, and there has historically been strong demand for self contained units of 200 to 500 sq.m. Locations such as Quarrywood Court, Alderstone and Almondview Business Parks, surrounding the town centre, provide businesses with good quality space and their own front door. For a location close to the motorway, Deer Park typically offers offices from 500 to 1000 sq.m, with smaller units available at Houstoun Interchange.
Modern industrial estates, like Oakbank Park and Starlaw Park - brought forward during the last 10 years - also offer a high quality environment which has proved attractive to technology based manufacturers. These locations have scope for a broader range of uses than Kirkton or Alba, including storage and distribution.
Three traditional, general needs industrial estates - Houstoun, Deans and Brucefield - have provided a strong employment base for the past three decades. All three are suitable for the full range of planning Use Classes 4, 5 and 6 - office, industrial and storage/distribution. Houstoun was one of the first parts of Livingston to be developed, and is still one of West Lothian's largest employment zones. Significant parts have been developed for owner occupation. Deans North, close to junction 3a has also been developed primarily for owner occupation, while Deans South and Brucefield mainly comprise terraced units available for lease.
