As the name suggests J4M8 Distribution Park enjoys immediate access from the M8, Edinburgh to Glasgow motorway, at junction 4 - due south of Bathgate and approximately 20 miles west of Edinburgh.
J4M8 is West Lothian's focal point for large-scale logistics and distribution activity (principally Use Class 6). Modern, high eaves distribution units have been created in a highly landscaped parkland setting. The site owner, Strawsons Property is offering design and build solutions, for lease. A joint venture between Strawsons and Gladman Developments has seen a 60,000 sq. m. high eaves distribution unit built speculatively, with occupation available immediately.

Further east, Easter Inch is a modern industrial estate that has proved popular with owner occupiers, and the adjacent Pyramids Business Park offers high quality open plan office space and high eaves warehousing, readily accessible from junction 3a.
Just to the south west of Bathgate town centre, on the route to junction 4, Whiteside and Inchcross are also traditional industrial locations supporting a variety of different businesses.
